Welcome to SubLetU ("SubLetU," "we," "our," or "us"). SubLetU provides a student housing listing platform designed for Syracuse University students.

By creating an account or using SubLetU, you agree to these Terms of Service ("Terms"). If you do not agree, you may not use the platform.

1. Eligibility

You must:

• Be at least 17 years old
• Confirm an @syr.edu email address that you control before you can post or message
• Create and use only your own account

SubLetU may suspend or terminate accounts that provide false information.

2. SubLetU Is a Neutral Platform (Not a Broker)

SubLetU is NOT a landlord, real estate broker, agent, property manager, subleasing service, or payment intermediary.

We do not:

• Negotiate leases or subleases
• Recommend or prioritize listings
• Verify the accuracy, legality, condition, or suitability of any property
• Participate in communication between users
• Handle rent, deposits, or any payments
• Make guarantees about housing availability

All communication, negotiations, agreements, and payments occur solely between users. Use of SubLetU does not create any landlord-tenant, broker-client, fiduciary, or agency relationship between users and SubLetU.

3. User Responsibilities

Users are fully responsible for:

• Reviewing and complying with their lease terms
• Obtaining required landlord or property manager approvals
• Ensuring subleasing is permitted
• Determining legality of housing posted or rented
• Accurately representing listings
• Communicating respectfully with other users
• Making and receiving payments directly
• Resolving any disputes with other users

SubLetU does not verify identity, student status beyond the email confirmation, listings, or properties, and is not responsible for verifying user claims.

4. Posting Listings

By posting a listing, you represent and warrant that:

• You have the right to offer the space for sublet or rental.
• Your listing is truthful, accurate, and lawful.
• You have reviewed your lease and understand any approval requirements.
• You will update or remove listings when they are no longer available.
• You are solely responsible for any legal issues resulting from your listing.

SubLetU may remove listings that are fraudulent, unsafe, or violate these Terms.

5. Messaging

SubLetU provides a messaging feature solely for user-to-user communication.

SubLetU does not:

• Monitor conversations unless they are flagged/reported
• Provide advice, recommendations, or negotiation assistance
• Guarantee message delivery

Users must not harass, threaten, or abuse others. Reported abuse may result in moderation action.

6. Payments

SubLetU does not process, store, or mediate any payments.

Users must handle:

• Rent
• Deposits
• Refunds
• Payment disputes
• Agreements

Directly with the other party.

SubLetU assumes no liability for payment issues.

7. Safety and Conduct

You agree not to:

• Post fraudulent or misleading listings
• Harass or abuse other users
• Share sensitive personal information
• Post unsafe or illegal content
• Impersonate others
• Attempt to negotiate on behalf of others
• Interfere with platform functionality
• Use SubLetU for commercial landlord advertising without permission

SubLetU may suspend accounts that violate these rules.

8. Reporting and Moderation

Users may report:

• Suspicious listings
• Unsafe behavior
• Abusive messages
• Fraud
• Lease/approval violations

SubLetU may take any reasonable action, including:

• Removing listings
• Suspending accounts
• Limiting features
• Contacting university or authorities (rare cases)

SubLetU is not obligated to take action on every report.

9. No Guarantees

SubLetU does not guarantee:

• Housing availability
• Accuracy of listings
• Safety or legality of properties
• Fit/suitability of housing
• That users will respond
• That a sublease will be successfully completed
• That both parties will act honestly

Users assume all risks associated with housing transactions.

10. Intellectual Property

All SubLetU trademarks, branding, logos, software, designs, and content are owned by SubLetU LLC.

Users may not:

• Copy the platform
• Reverse-engineer software
• Reproduce branding
• Build competing products using SubLetU materials

Users retain rights to their own listing photos and text but grant SubLetU a license to display them on the platform.

11. Account Termination

We may terminate or suspend accounts at our discretion, including for:

• Fraud
• Abuse
• Violations of these Terms
• Unsafe or illegal behavior

You may ask us to delete your account and data at any time by contacting us (see Section 15).

12. Limitation of Liability

To the fullest extent permitted by law:

SubLetU LLC is not liable for:

• Missed payments
• Damages to property
• Lease violations
• Misrepresentations by users
• Disputes between roommates or tenants
• Emotional distress or personal injury
• Lost opportunities
• Any indirect, incidental, or consequential damages

Your exclusive remedy is to stop using the platform.

13. Indemnification

You agree to indemnify and hold harmless SubLetU LLC and its members, employees, and contractors from any claims arising out of:

• Your listings
• Your messages
• Your agreements
• Your lease violations
• Your behavior on or via the platform

14. Modifications

SubLetU may update these Terms at any time. Continued use of the platform constitutes acceptance of updated terms.
